These terms cover your use of the Shanta Sells website, our free class, and our text and email updates. By using the site or joining the list, you agree to them. If you don’t agree, please don’t use the site.

Who we are

Shanta Sells is run by Ashanta Cruz, a licensed real estate agent (License #281558), in affiliation with the brokerage Home Hunters LLC.

What this site is, and is not

• Everything here is general education about buying a home in Metro Atlanta. It is not legal, tax, or financial advice.
• Nothing here is an offer to lend, a loan approval, or a commitment of any kind. Loan decisions are made by licensed lenders.
• Programs, rates, limits and eligibility change. Confirm current details with a licensed lender before you decide anything.
• We aim to be accurate but cannot promise that everything on the site is complete or current.

The free class

The class is free and there is no obligation to buy, sell, or work with us. Dates and times can change, and we may reschedule or cancel. Joining the list does not reserve a home, a loan, or any service.

Text messages (class updates)

• What you get: scheduling updates and reminders about the class, if you checked the box to receive texts.
• Consent is optional. It is not required to join the class or to buy anything.
• Frequency: message frequency varies. Message and data rates may apply.
• Stop or get help: reply STOP to unsubscribe at any time, or HELP for help. You can also use the contact page.
• Carriers are not liable for delayed or undelivered messages.
• We do not sell or share your mobile number or consent with third parties or affiliates for their marketing. See our privacy policy.

Using the site

Please use the site lawfully and honestly. Give accurate details when you sign up. Don’t try to disrupt the site, scrape it in bulk, or use it to send spam.

Our content

The text, design and images on this site belong to Shanta Sells or their owners and are shared for your personal use. Logos belong to their owners, including the Home Hunters LLC logo. Please don’t copy or reuse them without permission.

Links to other sites

We may link to other sites, such as lenders or assistance programs. We don’t control them and aren’t responsible for what they say or do.

No warranties, and limits on liability

The site is provided “as is.” To the fullest extent the law allows, we are not liable for losses from using the site or relying on its general information, and our total liability for any claim related to the site is limited to the amount you paid us for it, which is nothing for the free class.

We support equal housing opportunity. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, or any other protected class.

Governing law

These terms are governed by the laws of the State of Georgia, without regard to conflict-of-law rules.

Changes

We may update these terms. The date at the top shows when they last changed. Using the site after a change means you accept it.
